You need to be more specific in order to differentiate 经营物业项目 and物业管理。
my sugguestion is to omit "project" 项目 is a generic term that can mean anything. In this context, 经营物业项目 just means the develpment, purchasing, sales, or renting of properties. 物业管理公司are prohibited from doing these business items.

: Property managers act as independent agents for property owners. Ethically professional property managers do not handle their own properties. I agree that the word "items" is redundant here.

: I agree with this case, I think the term 项目 is redundant here. Unless it sepcifically relates to a project or a list item 项目 can often be omitted in English
