In E&W, might be protected by a notice or restriction at HM UK Land Registry.

No idea where the asker is located. But, in Scotland, a grant of probate is called letters of confirmation.

In E&W, a grant is stopped by entry of a caveat at the Probate and not Land Registry.

Thx. Problem is, as mentioned, a caveat is entered at the Probate Registry vs. a caution entered at the Land Reg.. This is def. the latter//'Notice of a strict settlement (trust)' roughly fits the Anglocentric bill.

entry of priority notice on the grounds of succession

This is a priority notice (Vormerkung) which has to be entered against a property in the Land Registry by the heirs jointly.

I know that Erbfolge is succession (http://www.dict.cc/?s=Erbfolge),
and ASSUME the vormerk is according to the deceased will and testament.

Erbfolgevormerk bringt Buchlage des Grundbuchs in Uebereinstimmung mit der tatsächlichen Rechtslage
Mit dem Erbfolgevormerk werden
nur Name und Vorname der Erben sowie das Gesamthandverhältnis („Gesamteigentümer infolge Erbengemeinschaft“) vorgemerkt.

Das ZGB zwingt die Gesamtheit der Erben indirekt, dennoch ihren gemeinschaftlichen Rechtserwerb ins Grundbuch einzutragen, dann nämlich, wenn diese die Liegenschaft an einen konkreten Erben kraft Erbteilung, an den Vermächtnisnehmer aufgrund eines Legates oder an einen Dritten durch anderweitiges Rechtsgeschäft (z.B. Verkauf, Schenkung) übertragen möchten. Dieser sog. Erbfolgevormerk, also die grundbuchliche Eintragung, wonach die Liegenschaft allen Erben zu Gesamteigentum zusteht, wird erreicht, indem man von der zuständigen Behörde (Kanton Zürich: Einzelrichter in Erbschaftssachen) die Ausstellung einer Erbbescheinigung verlangt und diese dem Grundbuchamt einreicht.
