"Outgoings" means all rates, taxes (excluding tax or zakat payable by the Landlord on the receipt of the Rent), charges, duties, assessments, impositions and outgoings of any nature which are at any time during the Term payable either by the Landlord (to be back charged to the Tenant) or Tenant of property and includes charges for electricity, gas, water, sewerage, telecommunications and other services rendered to or consumed by the relevant property;
