litigation

Example sentence:

The first party ensures/guarantees the second party will not be subject to any litigation concerning the first party's using the building and further ensures that the building is free from any rights of third parties.

legal exposure

Exposure is the state of being exposed. When the term is used in legal context, it does not mean physical exposure. It means being vulnerable to legal action, i.e., being potentially liable or at legally at risk for damages.

There is no harm in substituting the term "legal liability." It would be perfectly acceptable, so long as you know that "legal exposure" is also perfectly acceptable. Take a look at this explanation:

Notice how the quoted passage switches from "legal exposure" to "legal liability" without having to explain, because the two terms are synonymous.
