In many buildings, major projects, such as a roof repair or a parking lot repaving job, will require a special assessment on the owners in addition to the condominium fee.
Grazie in anticipo

x Andrea: no, tranquillo.

Did you know that most homeowners\' insurance companies offer special assessment coverage? For a nominal premium, this coverage will take care of any *special assessments* that may be levied by the Board of Directors to pay for major expenses.

If your building has a big problem, an assessment is required to evaluate the problem. If you, the homeowner, have no \"special assessment insurance\", you will have to pay for it.
check this:
http://www.soundhome.com/consult/291to300.shtml
\"For residents, promptly report problems to the Association or management company. Be specific: include dates, circumstances under which the leak manifests, and any other details. Have the unit inspected, but also have the inspector look at the entire building, including the roof and other common areas. You may also want to consider purchasing special assessment insurance as part of your homeowner\'s insurance policy to protect you in the event that a large assessment is required to address leak problems.\"

This really explains the whole thing well

(1) The valuation of real estate for purposes of taxes or special improvement charges.
