Sales Comparison Approach
In the adjustement process, buildings are analysed separately from land. Ideally, buildings are compared separately for each sale to the subject. However, in this model, the subject building values are considered from all the sales, as well as others not shown in the grid. Building value is converted from a gross value to a per-acre adjustement so it can be treated similarly with the acreage.
The first site difference addressed is the "Land Mix". This adjustement considers the relative ratio of tillage to total area, with tillage representing cropland or the better areas of the subject and comparison properties. The adjustement applies if values were allocated differently between cropland, farmstead and woods on a sale.
